Forbes + Associates Transaction Coordinating offers Broker supervised Transaction management for Brokers and Agents in California.

Our highly qualified Team of professionals has more than 22 years of Real Estate experience, 13 years of Transaction Management and more than 5,000 files completed to date.

Our goal is to provide our client with a DRE and Broker compliant file at closing so that the Broker and/or Agent can be paid timely at close of Escrow. 

$25 from every closed transaction is donated to benefit the local shelters and rescue groups through our 
Real Estate 4 Rescue

Forbes + Associates Transaction Coordination includes the following benefits to the Realtor:


  • Coordinating the opening of the transaction with Escrow (at Agent request)

  • Review of purchase agreement, counter offers and other applicable documents to ensure that they are fully executed and complete

  • Introduction to all parties when Escrow opens

  • Set up and provide calendar with contingency dates and close of Escrow

  • Provide contract to Lender with Escrow and Title information

  • Obtain Escrow Instructions, Commission Instructions, Copy of Buyer’s EMD and Preliminary Title Report for the file

  • Order NHD Report (for Listing side)

  • Prepare disclosure package including DRE and Broker required forms (for Listing side) and send to Seller using Glide and Docusign 

  • Provide disclosure package to Buyer’s Agent for review and upload to Docusign for Buyer signature

  • Deliver Termite and other applicable Reports as needed to the parties 

  • Order Home Warranty

  • Draft Addenda to the contract as needed at Agent request

  • Maintain continued communication with all appropriate parties involved throughout the Escrow with status updates, timeline reminders and outstanding items

  • Interact as needed with clients to obtain necessary signatures and respond to questions

  • Upload all documents to into the online transaction management platform as required by the Broker

  • Provide pre-closing reminders on any outstanding documents, action items, final walk-through, etc.

  • Obtain signatures on CDA and provide to Escrow prior to closing

  • Provide an e-copy of the file using Google Drive at closing to both client and Agent (and Broker if not using transaction mgmt. system)

  • Document CD or Flash drive available upon request for additional fee

Forbes + Associates is paid through Escrow at closing from Agent commission. No fee is due if Escrow cancels.
